Since inception Harris Construct has constructed and completed well over 60 new homes/ townhouses. Initially working in the renovation/ new homes space we have found our niche in the last 5 years in the ‘multi-residential’ sector specialising in townhouse projects ranging anywhere from 2-10 townhouses.

We prefer to have an open discussion and dialogue regarding your budget for the project upfront as we can compare your project to many previous projects to get an approximate price range and cost. Once we have this established we move into the ‘tender’ stage where we provide a fixed lump sum quote in full detail, this usually takes 3-4 weeks to finalise and following this we move to contract signing and working on providing documentation for you to obtain your Building Permit.

Like everyone we have been affected by recent materials shortages and cost increases due to the Covid pandemic. However in the last 12 months things have gradually returned to normal and prices and material lead-times have stabilised. We work with our regular trades and suppliers to properly plan and communicate timelines and upcoming works to ensure everything runs smoothly and efficiently. Communication is key so if there are any minor issues from time-to-time we will discuss these with you and plan a way forward. Once the project starts we also provide a project programme so you can track planned versus actual progress

Our Tender submissions are very detailed and clearly identify what we have allowed for and what would be considered a ‘variation’ or extra. Generally on multi-residential projects most of the time if the plans and project specifications are very clear and detailed then once we are out of the ground and if the Client doesn’t make any changes to the design then Variations are very minimal.

Communication is key, from regular phone discussions, emails and monthly site meetings, open and detailed discussion is the best way to keep the project to budget and on-time.
